Balance after k EMIs = P(1 + r)k − EMI × ((1 + r)k − 1) ÷ r
The loan grows at r each month and each EMI is subtracted; the closed form gives the same figure as the month-by-month schedule.Details
How this works
The balance falls slowly at first, because early EMIs are mostly interest. Halfway through the tenure you usually still owe well over half the loan.
Knowing the balance helps you plan a prepayment, a balance transfer or a sale of the property.
Frequently asked questions
Why is my balance higher than the loan minus EMIs paid?
Because a large part of each EMI paid so far went to interest, not principal.
Will this match my lender's statement?
Closely, if the rate has not changed. Rate resets, prepayments and broken-period interest make the actual balance differ — your loan statement is the final reference.
Why is my lender's figure slightly different?
Lenders may round the EMI, charge broken-period interest before the first EMI, or work out interest on a daily basis. Your repayment schedule from the lender is the final reference.
