Loan ≤ lower of (Income-based loan, RBI LTV limit on the price)

Savings + Loan ≥ Price × (1 + costs %)

Income-based loan = (Income × FOIR − existing EMIs) × (1 − (1 + r)−n) ÷ r. The highest price meeting both conditions is found by bisection.

    How this works

Two things cap your budget: how big an EMI your income supports, and how much you can pay yourself — because RBI limits home loans to 75–90% of the price, and the bank will not fund stamp duty and registration.

The calculator finds the highest price where your savings and the loan together cover the price plus buying costs.

    Frequently asked questions

Why can't the loan cover stamp duty and registration?

For home loans, RBI requires lenders to leave stamp duty, registration and documentation charges out of the property value used for LTV (except for homes costing up to ₹10 lakh).

    Should I borrow the maximum?

Not necessarily. Leave room for maintenance, furnishing, emergencies and savings goals.
