How this works
Most bank home loans for individuals are linked to an external benchmark, usually the RBI repo rate. When repo moves, your rate moves by the same amount at the next reset date, while your spread stays the same.
Lenders usually extend the tenure first and keep the EMI. On a long loan, a small rise can add years — compare both options.
Frequently asked questions
When does a repo change reach my loan?
On the reset date in your loan agreement. RBI requires external-benchmark loans to be reset at least once every three months.
Can I ask for a higher EMI instead of a longer tenure?
Yes. At a reset, lenders must give borrowers the choice of a higher EMI, a longer tenure or both. Paying a higher EMI keeps the total interest down.
