How this works
A top-up is fresh borrowing on a home you already have a loan on. Lenders look at how much of the home's current value is still unborrowed, and whether your income can take another EMI.
Top-ups are often priced a little above the home loan rate. Use only for needs that justify long-term borrowing.
Frequently asked questions
Can a top-up be used for anything?
It depends on the lender; some restrict the purpose. Tax treatment also depends on how the money is used.
Do I need a new valuation?
Usually yes — the lender values the property again before sanctioning a top-up.
