EMI in year y = E1 × gy − 1,   g = 1 ± change

E1 = P ÷ Σk=1…n g⌊(k − 1)/12⌋ ÷ (1 + r)k

    How this works

    A step-up plan starts with a lower EMI that rises each year, in line with expected salary growth — it can help a young borrower qualify for a larger loan, but costs more interest because principal is repaid later.

    A step-down plan does the opposite: higher EMIs early, often used when the borrower is nearer retirement. It repays principal faster and saves interest.

    Frequently asked questions

    Is a step-up loan the same as raising my own EMI each year?

    No. Here the lender sets a low starting EMI and a schedule of increases. Raising your EMI voluntarily on a level-EMI loan works like a prepayment and reduces interest.

    Do all lenders offer these?

    Not all. Ask your lender which structures they offer and the eligibility conditions.
