Show formula & working

Pre-EMI = Amount disbursed so far × r (each month until the last disbursement)

Full EMI = EMI on the sanctioned amount, paid from the first disbursement; the part above interest repays principal

    How this works

With pre-EMI you pay only interest on what has been released while the home is built; the regular EMI starts after the final disbursement. Nothing is repaid in the meantime.

Paying the full EMI from the first disbursement costs more each month during construction, but every rupee above interest repays principal — so the loan ends years earlier and costs much less.

    Frequently asked questions

    Which option should I choose?

If you can afford it alongside rent, full EMI usually saves a lot of interest. Pre-EMI keeps outgoings low during construction.

    Does construction delay change this?

Yes. Delays stretch the pre-EMI period and add interest without reducing the loan. Change the disbursement months to see the effect.
